It’s said that spring is the best time to sell a home, but while the statistics may lean toward spring, we here at BSW Group can certainly attest that summer is a hot time for the housing market. If you’re looking to put your house on the market in the next couple of summer months, write these tips down!
Attention to detail is one of the fastest ways to get a SOLD sign in your front lawn no matter what season. While it may go without saying, we cannot stress enough the importance of having a cool house during a showing or open house. When your future buyer walks in, you not only want to make them feel comfortable, but it goes to show that you make a point to take care of your appliances. A guest that is comfortable while inside your house will be much more likely to purchase it in the future!
A second, important way to have your house be a top contender during the summer is to showcase all of your summer amenities! Have a pool? Keep it clean and prune the areas around it. Decorate it with a few floaties or cute swimming toys. A pool is a fantastic selling point, but pools can be a lot of maintenance. Make it look it’s absolute best and you’ll be amazed at the response from people.
Have a gorgeous patio? Take a bit of extra time to clean it up. Make an effort to weed whack and mow, and arrange any outdoor furniture nicely. Don’t forget to give that furniture some TLC. Fix any broken chairs, wipe down and clean any outdoor surfaces, and if you have a deck, replace any boards or damaged areas.
Don’t let that selling point go to waste!
A third and important factor is curb appeal. It’s more than an HGTV phrase or a hashtag on social media. People will notice! The front of your house is what greets your guests. While you don’t have to go spending thousands of dollars on landscaping, do take a little time to spruce up. Buy a few flowers and plants to bring color to the outside. Sweep the front porch off, and pull the weeds from the cracks of the sidewalk. It will make a world of a difference. You also can purchase plants that bloom in the fall and then you’ve got year-round curb appeal!
Finally, summertime is chalked full of activities, vacations, and unusual schedules. It’s important to be flexible with your time for showings. You never want a potential buyer to be deterred simply because the timing didn’t work out! It’s not uncommon to have buyers be available around dinner time. While it may not always be the most convenient, it is not unreasonable to expect summertime to affect showing times!
Take these tips and turn your home into a summer must-see! As always, we wish you the best on your selling endeavors and if you ever need a little extra boost on selling your home, don’t hesitate to reach out!
